With only 2 launches in January 2022, Belgravia Ace and Ikigai, there was a plunge in the units launched for sale which is the lowest since 2017. Despite the low volume, January 2022 continued with robust sales. 
 
Belgravia Ace sold 77 units out of the 107 units, at an average caveated price of $4.4 million. This project attracted many buyers as it offers them many benefits at an attractive price point. Furthermore, most of the buyers were first timers and are unaffected by the cooling measures.
 
Coming in February 2022 is Royal Hallmark, a 32-unit freehold development along Haig Lane. Buyers are likely to show strong interest in this project due to its attractive price point and limited supply of bigger homes in the vicinity.

Developer sales figures for the month of February 2022.

Chinese New Year played a part in the lower overall developer’s sales for February with only 527 units sold, which is 22.5% lower than January 2022. As the festive season tends to fall in February, it is usually a slow month for developer sales.
 
Despite the cooling measures in December 2021 and the uncertainties caused by the war in Ukraine, Royal Hallmark did reasonably well, selling almost ⅓ of its units. March is likely to be another quiet month with no major project scheduled for launch but with a strong lineup in April and May, sales volume is likely to pick up.

Developer sales figures for the month of March.
 
As the festive season ends, the sales in March topped February by 20.7%. The easing of safe management measures played a role in more sales due to the increase in viewing capacity for showflats. 
 
With the on-going geopolitical tensions, many foreigners have turned to safe haven like Singapore to continue investing in properties.
