rental is rental, sex is sex, never mix them together or it get complicated.....if utilities is included in rental, tenants normally won't help you to save, if is not included in the bill, landlord have to keep a lookout on their usage as the bill will be equally divided, apart from the costing part, I think is also important to save the world, use only what you need and reduce unnecessary wastage

not withstanding, I don't lay out any rules to my tenant except tht rental just be paid on time. I have had 3 tenants so far and all have been very good. I have not been renting out the spare rooms in my flat for several years now... Yes I am a control freak and I like my flat to be spick and span at all times.  It is more difficult to get tenant(s) with the same frequency.

 

Being a landlord is a mammoth task.  Machines will suddenly stop functioning and to avoid complications and lawsuits, valuables must be kept out of sight (especially when the tenant brings his one-night-stand home).

 

As of now, it is better for me to live alone ...

apart from the rental, I think is actually good to have someone at home from feng shui perspective, a house need to have "人气" especially when u r going oversea for a week or two, someone helping to guard your house, of course that is to say your tenant have been with you for years and is someone who can be trusted....

Normally, if you engage a property agent, utility will be included in the rental.  However, you can put a cap of said $150, any amount exceeding it will be shared equally with the tenant.

for those who think privacy is an issue for renting out, try to rent out to aircrews as half of the month they will not be around or if u work in the day, then rent out to someone working night shift, chances are u will seldom get to bump into him and after sometime, u actually "forget" u got a tenant until he paid u at the end of the month....

One time when checking my surveillance camera in the house, i found out that my landlord was making surprise visit in the house for several times without my knowledge. Sometimes he just peek inside the house then close the door again. Sometimes he wandered inside. He is just leaving 3 stories above on the same building. Is it right for him to do it?

Yes of course he has the right as it is his house. Unless you caught him stealing your things, opening your personal drawers, going through your stuff.

Unless it is explicitly stated in the rental agreement, the landlord cannot enter the room or unit of the tenant without first asking permission to do so.  However, the landlord has the right to keep a spare key in case the tenant locked himself out or loses the key.

In my younger days when I first came to Sg to study, I stayed in a rented room in a semi-d along Bt Timah Rd.  My landlord was a divorcee in his early 50s and he was the only other occupant in the house.  He comes home late most evenings half drunk and would just strip his clothing one piece at a time until he enters his bedroom.  Usually by the time he slumps himself in his bed, he would be wearing only his socks and underwear.  He never closes his bedroom door so he was always exhibiting his near nude body to me.  What a sight.

 

The best view would be in the morning when he sports a morning woodie.  Judging from the bulge in his briefs, I gather he must be pretty well hung.

I have been a landlord to several young men from Malaysia and other ASEAN countries plus one from India.

 

I allow them to do what they prefer and don't require them to leave the doors open etc.  I understand they need the privacy (perhaps they are watching porn or resting in the nude and don't want to attract my attention).  Usually they behave this way in the beginning but once they get used to me or have become more friendly they will start to leave their doors open or even join me to watch TV in the living room or have a meal with me.

 

As for high consumption of utilities, I usually show them my PUB bills and right from the start, there is an understanding that all bills will be shared proportionately.

1) I allow closed doors to their rooms but not locked. In case anything were to happen then i have easier acces.

 

2) I am ok with guest but he must intro to me at the very least show a face pic etc. This is to ensure that i know who is coming in and out of my house. (Trust me, i have no desire to join them in the room ... hahahhah )

 

3) Guest to leave by 10pm and if visitors becomes a habit then I will tell my tenant off. This is my home not a whore house. 

 

4) I also feel very weirded out if tenant stays in the room and dunt socialize. 

 

5) My home is a "clothes optional" environment so if the not comfy with that from day one then they can go look for other place. 

 

6) Utilities included with rent but pegged to a certain amount and if its over the agreed amount then I will tell them to top it up. 

 

So yeah .... generally its clear with tenant from the start what we mutually agree upon.

Well, ex tenant abuse it by bringing stranger at wee hours - caught red handed by me -  One red card issue

2nd time he ask permission for his friend to "visit" -permit granted at last minute from him. Not happy about his tactic - issue a silent red card 2.

3rd time - i told him i m going to short trip 3d2n - he bring stranger into the house - neighbour text me with picture to proof.

 

So i told him to move out due to major renovation with politeness - after since he had been changing room from hougang, serangoon, toa payoh and tampines within short period of time.  I think he never get it or maybe this is the sole purpose of renting a room.

the understanding is that bill is shared equally notwithstanding who use more.  I take the lion share while my other 2 tenants each pay about 30% each so there is no quarrel.

I agree with most of the points raised by Ajay75.  I don't permit overnight stayers but allow them to stay till late as long as it is not past midnight.

 

My own flat which I stay with my family is not rented out.  My other flat where I use one room as my office cum study has 2 other free bedrooms which i rent out to men only.  here it is clothing optional and i tell my tenants before they even sign the dotted lines - don't want to shock them.

Are all Landlords the same?
Of course not, how can all humans be the same..

But if there is one common denominator, it is mutual respect whether you are tenant or landlord.

I have been landlord a couple times, and it always impress me when a tenant asks questions

how we prefers to do things, or what is acceptable or not, and make an effort to assimilate or 

blend in to our lifestyle.

it shows this is a thoughtful civilised human being, who understands that just because he pays rent,

doesnt mean he is new king of the house - shows that he also wants to make an extra effort

to be liked and accepted. i find it much easier to accept and respect an individual like this, 

as he has the right thought and energy.

Not many tenants are like this, i have had horror stories, from damaging our things,

to excessive judgement of how we live, haha.

I have no tenants for now, and kinda thinking of turning the room into a home gym

so no need to go out to workout, but having the extra income is a good thing no doubt!

Rental 8 years ago and today is exactly the same amount.

My regulations is very simple.

- can cook

- can wash clothes and dryer any time

- can lock or unlock door. In the first place, why would i bother to go into yr room. If u are dead, found u 1 day later or 1 week later makes no difference.

- can bring man home. who don't have needs. 

- can watch tv, use aircon, internet, eat the food in the fridge, all no extra cost.

One of the clauses to my tenant is he is not allowed to host guests, regardless of purpose or duration. I don't want things to turn ugly in the event of theft.
