With aircon I supposed?    Besides, there should be a minimum pricing  to cover Singapore high utilities rates, lost of privacy and cleaning expenses).  Is $450 enough or it should be more for single.

800 without utilities. 850 including.

 

450 can only get utilities rooms.

I am also renting out in Sengkang, common room is 750 to 850.
Personally, It used to be higher a few years back.

These indecent cheap requests are a side-effect of the recent "Bedstay" renting style.

It has created a culture of lowballing that is honestly mindboggling and kinda silly.

The birth is due firstly to the foreign workers accomodations, 8 to a common room, paying 200+/mth.

This then created another category for mid-level bedstays 3-4 to a room, paying 300/mth.

This mid level is the one causing the problems, as now they are starting to want occupy solo

or with a friend for as little as 400. In their calculation, this is a fair adjustment, but sadly it is not.

I see this most with university students and young non-local workers. 

Both groups I know of, or work with as they are  younger members of my team. 
The uni kids i really got no clue, they are not earning, spending money in uni and still want to

rent their own place? And in the end, negotiating short stays like 3-5 months, treating the home like a hotel.

They say that this is the amount of rent they can afford, but the way i look at how they spend money,

with party, clothes, keeping up appearances, it is mostly a mishandling of their priorities.

One kid even had no money to eat, but can save up for a MCM bag. 

Honestly renters, if you are looking to have a room all to yourself with amenities/utilities

expect to pay 600 to 800 depending on area. 

Bills (electricity and water) all have increased steady EVERY QUARTER, so do the math.

I would rather the room empty, available for storage or friends to stay over, than have a  lowballing tenant around.

Over time renting out to short term lowballers, the wear and tear is also barely covered by the meagre deposit.

 

It is becoming a big risk to rent out, especially to the younger crowd.

Not very responsible and also have a strange management of their time, resources and priorities.
